Art Deco repaints, high-rise condo coatings, and waterfront estate exteriors built to survive Miami Beach salt air. Licensed, $2M insured, 25+ years across Miami-Dade.
Here's what most homeowners don't realize: regular latex paint that holds up for 8 years inland can start peeling here in just 2 to 3 years.
The reason is simple — Miami Beach throws three problems at every wall:
And there's one more thing: most homes here were built around 1960 — meaning the surfaces themselves are 65+ years old. Older walls = chalkier, more porous, harder to paint properly. That's not a bad thing — it just means the prep work matters more here than almost anywhere else.
The trick is the prep, not the paint.
Most of the failed paint jobs we get hired to replace have one thing in common: somebody painted right over a chalky, sun-worn wall without sealing it first. Within months, it peels off in sheets.
Here's what we do differently:
Best time to paint: October through April. The air is drier, paint cures cleaner, and the finish lasts longer. We still work year-round — during hurricane season (June–November), we just plan extra days in case a storm rolls through.
Two things will burn you in Miami Beach if you don't know them:
1. The Art Deco Historic District has rules about colors.
If your home is in the historic district (most of South Beach south of 23rd Street, plus parts of Collins Avenue and Ocean Drive), the city has to approve your color before painting starts. Fines for skipping this run $500 to $5,000+ per violation. Not a typo.
The good news: we handle the paperwork for you. Done it dozens of times.
2. Condo buildings have their own paperwork.
If you live in a high-rise in Mid-Beach or along the ocean, your HOA will ask the painter for:
We've worked with the boards at Faena, Sunset Harbour, and the Collins Avenue towers. We know exactly what each one wants — and we handle the back-and-forth so you don't have to.
💡 The honest truth: If a contractor tells you they can paint your Miami Beach exterior in one weekend with no prep — walk away.
A real exterior job here takes 4 to 7 days. The prep is what makes it last 5+ years. We'd rather lose the job than do it the wrong way and have to come back.
For most two-story homes in Miami Beach, expect between $4,500 and $9,000. Waterfront homes in Sunset Islands or La Gorce Island typically run $7,000–$15,000 because of size and salt exposure. Art Deco homes in South Beach are higher ($10,000+) because they need historic color approval. We give free, no-pressure estimates on-site.
For most repaints, no — you don't need a permit. But if you're in the Art Deco Historic District (most of South Beach), the city has to approve your color choice first. You can check by calling the Miami Beach Building Department at (305) 673-7610. We handle this whole process for you when you hire us.
It's the salt air and sun. Regular paint just can't handle Miami Beach. We use a special coastal-grade paint that's built for ocean-side homes. With proper prep, it lasts 5 to 7 years on the ocean side and 8 to 10 years on inland walls.
Yes, we paint condos and high-rises across Mid-Beach (including Faena District, Sunset Harbour, and the Collins Avenue corridor). We work directly with your HOA on insurance, parking, painting hours, and any building rules — so you don't have to deal with the back-and-forth.
With our prep and coastal-grade paint: 5 to 7 years on the side of your home facing the ocean, and 8 to 10 years on walls facing inland. Waterfront estates may need touch-ups on the ocean-facing side every 3 years. We back our work with a warranty up to 5 years.
For a typical two-story home: 4 to 7 days. The prep takes the most time — and skipping it is why most paint jobs fail early. Anyone promising a one-weekend job is cutting corners. We schedule projects October–April when possible because the dry weather lets the paint cure properly.
We've painted Miami Beach homes since 1999. We know exactly what salt air does to paint and how to fight it.
Fully insured for your peace of mind. HOAs and historic boards require this — most painters don't have it.
If our work doesn't hold up, we come back and fix it. Free. That's how confident we are in our prep and paint.
Never subcontractors. The same team that quotes your job is the team that paints it. One name to call if anything happens.
We'll come look at your home, talk through what it needs, and give you a clear price — no pressure, no surprises.
